My Experience, Credentials, Track Record, and Awards
 

I am a full time realtor in the Yardley, Newtown, and Doylestown area, and have lived here myself for over 30 years. I won the rookie of the year honor in my office, in my first year in the business. I was the number one agent for all of the Coldwell Banker Hearthside offices for 2003, and proudly earned the Top Producing Coldwell Banker agent for the state of Pennsylvania in 2010, among independently owned and operated affiliated companies of Coldwell Banker.  

Coldwell Banker Hearthside is a network of companies, each single-owned and operated. There are 1700 Coldwell Banker Agents in PA, about 250 Hearthside agents. I was the top agent in the Yardley office for 2002 and 2003. 

I am proud to be a part of Coldwell Banker President's Elite Club, Hearthside Diamond Club, and have been recognized as a Coldwell Banker Office Top Producer. 

During my first year in business, I completed the course requirements and passed the examination to earn the prestigious GRI designation. This required three weeks of class work along with an examination at the end of each week. The material is very comprehensive and covers a great deal of additional real estate material in a broad range of topics. Included is a comprehensive study of commercial and investment real estate. This has enabled me to become familiar with investment strategies in real estate and has helped we coordinate several 1031 investment exchanges. Although my business is focused primarily on residential real estate, the knowledge and background I received has served many clients well. 

I attribute my success in real estate to my absolute commitment to providing clients with the highest level of service and professionalism possible. I am passionate about what I do. I want the client to feel that I have earned their business and referrals in everything that I do. I take my responsibilities as a realtor very seriously. I am pro-active, and technologically innovative. I will respond promptly and effectively to any question or concern raised by clients. Financing Your Home >When Interest Rates Rise

Many people fall out of the home buying market when interest rates start to go up. This is often a mistake. Many of the best mortgages deals become available when lenders are competing for new business and sellers are competing within a smaller buyer pool. You just have to know how to keep the costs down in order to counter the higher interest rates.

One of the best tricks is the buy-down. In a buy-down, a fee is paid at the closing to get a lower interest rate. In a soft market, an anxious seller may be lured into to paying all or part of the buy-down. Another approach is to get the seller to pay some of closing costs, thus lowering the amount of cash a buyer needs to close. Frequently the seller's costs can be used as a write-off by the buyer. Always consult with your tax advisor if you are considering such an arrangement.

If the market is softening due to rising or higher rates, the price itself becomes an area where a buyer may be able to save a lot of money on a house through skillful negotiating. Lower prices mean lower loan amounts, so don't be discouraged by higher rates--use them to your advantage.
